Amenity-rich new homes with scenic views are part of the appeal to new residents in Benner Township.
Benner Township saw a 4.42% population increase between 2022 and 2023, leading Centre County’s 35 municipalities, and contributing to the county’s overall growth of 0.17%. A surge in residential and commercial developments is a key factor in the township’s growth.
New construction is underway off the Benner Pike near the Amberleigh neighborhood and near the State College Regional Airport.
Seven other Centre County municipalities saw their populations grow between 2022 and 2023, including Halfmoon Township (0.9%), the State College Borough (0.77%) and Spring Township (0.66%). Walker, College, Potter and Union townships all saw more modest population increases ranging between 0.17% and 0.22% between 2022 and 2023, according to census data.
New housing developments offer a range of options, from single-family homes to townhouses, catering to both young professionals and growing families. In addition to developments directly off the Benner Pike, new residential construction is underway in several developments near the State College Regional Airport, conveniently located just minutes from Penn State and North Atherton’s retail centers.

Modern amenities, coupled with picturesque surroundings, nearby access to I-99 and proximity to State College make these neighborhoods highly desirable. A smaller public school experience may also appeal to young families.
Commercially, Benner Township added Rutter’s Giant and McDonald’s and is slated for a TRU by Hilton hotel and Happy Valley’s first Wawa.
